Ski-in and walk out (see note below)! The is an amazing mountain home in one of Breckenridge's best locations. Nestled in the woods with views of Peak 10 you're close to town, skiing, hiking, or biking. The living room is stunning with high vaulted wood ceilings, views of the ski area, a flat screen TV, and a floor-to-ceiling stone wood-burning fireplace perfect for hanging out with the family after skiing. If hanging out by the fire isn't your thing, then venture onto the back deck and enjoy a soak in the private hot tub and take in the mountain air and views. In the summer, you can enjoy outdoor living with seating and a propane grill. The kitchen is open and well stocked for groups or families that like to cook their owner meals. There is seating for 6 in the dining area and 4 more at the bar. There is ample parking for 2 cars in the garage (low clearance) and 2 in the driveway.
This 3 bedroom +loft home features a ground level queen bedroom with a shared bath and forest views. Upstairs you will find a comfortable and spacious king master suite with ensuite bath, TV, and forest views. There is an upper level queen bedroom with a shared bath and nice views of the surrounding trees. Finally, the upper level has an additional living area/loft that can double as a forth bedroom with ample seating, a flat screen TV, a queen sleeper sofa and 2 twin beds. This is a perfect area for the kids to hang out and provides additional sleeping.

Getting Around: NEW SHUTTLE SERVICE starting Dec 10, 2017 for Upper Warriors Mark! Will run 7:30am-11pm daily; approximately every 20 minutes (3 times/hour) and take/pickup guests at the Marriott (base of Peak 9) and the Ice Rink for transfer to other bases. *The Ski Shuttle is subject to availability during the ski season and cannot be guaranteed by SkyRun.
Note on Ski-In Access: This property (as all properties in this area) is considered Ski-In and is only accessible for Expert-level skiers/riders then hike-in on the Burro Trail, access via Peak 10 (all Black Diamond).

THE SKYRUN ADVANTAGE: All SkyRun Breckenridge properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker, cookware, bakeware, dishes, glasses, utensils and small appliances.

Parking in Breckenridge is strictly enforced. To avoid towing or a ticket adhere to posted signs and parking allocations at all times. If you need additional parking for more cars, paid overnight parking is provided by the Town of Breckenridge in two areas of town, 1) south of town at the Stephen West Ice Arena and 2) north of town (also accepts RVs and trailers) at the Airport Road satellite parking lot.

WARNING:  4WD or AWD vehicles required in the winter, snow and ice will be on all surfaces including driveways and roads - no refunds for towing or cars that get stuck.  Some homes require 4WD or AWD in the non-winter months due to dirt roads, and uneven surfaces - call for more information about your rental.

COLORADO TRACTION LAW: Starting Sept. and running through May 31 of each year, all drivers on I-70 between Morrison and Dotsero will be required to adhere to the traction law, which requires vehicles to have either four-wheel drive or all-wheel drive with snow or mud+snow-rated tires, or specialized winter tires, chains or other traction devices for cars with two-wheel drive. Ensure you have the correct equipment when driving in Colorado. Talk with your rental car company if you are planning to rent.

POOLS/HOT TUBS: All private hot tubs are open. Shared pools/hot tubs plan to be open for the winter season, but many require reservations. Due to COVID, shared pools/hot tubs may close due to local and state restrictions
