Is the weeklong rental dead?

Is the weeklong rental dead?
No, but it might be on the endangered species list. It's easy to think that increasing your nightly minimums is a good strategy to boost revenue. There is often an inverse relationship between minimums, occupancy and revenue. A solid understanding of the rental market in your area is key to finding the right balance between nightly minimums that will actually drive increased occupancy and minimums that will kill your reservations. I’ve increased my minimums. Where have all my rentals gone? Owners are often surprised when I tell them that the average stay in Breckenridge, Colorado is around 3.5 nights. This sounds low, but it’s actually within trends that we are seeing nationally.  There are some areas of the US that still thrive in the weekly rental market. One market that comes to mind is the Outer Banks In North Carolina. If you’ve ever rented a beach house there, you know...

Local vs. National Property Management Companies - The Choice is Clear
If you own a second home and are looking for a property management company, you have many choices. Among the many things you need to consider is deciding if you want a national or local company caring for your home. While national vs. local may seem to be low on the list of what's important, you may be surprised to learn that there can be some critical differences. Differences that can effect how your home is cared for, your revenue, and the amount of influence you have in achieving your goals. In recent years, several new national companies have burst onto the market like TurnKey, Vacasa, and Evolve. Some offer incredibly low commissions and guarantees, while others promise to help owners book their own properties. There are things that need to be consider before choosing a national company. 1) How can these companies offer such low commissions? The simple answer is they...

Escape Room Breckenridge - A Locals Perspective

Escape Room Breckenridge - A Locals Perspective
I have not participated in the Escape Room experience before, and because of that I found myself uncertain of what to expect and weary that it wouldn’t be fun.  Boy was I wrong!  The Escape Room was a thrill, and I cannot wait to do it again with friends and family!  I would highly recommend the Escape Room as a fun evening activity to accompany dinner or drinks; or as a fun “off-day” activity.  The entire experience takes a little over 1 hour and reservations are highly recommended.  With a short tutorial and 2 minute video your group of 4-6 people is locked in a room (set to a theme) and you are charged to discover and solve clues in order to “escape” the room within 60 minutes.  Its basically CLUE set to real life and its a thrill to work against the clock to solve the mystery.  The Escape...

Looking for a Vacation Rental Management company in Breckenridge?

Looking for a Vacation Rental Management company in Breckenridge?
Know what you’re getting…6 questions to ask potential property management companies. Selecting a vacation rental management company in Breckenridge can be a daunting task. Not all companies are created equal and it’s important to understand the differences.  From commissions to fees, selecting a company that is focused on your goals is imperative. 1) What is your commission and fee structure? Do you charge credit card fees, marketing fees, etc.? Everyone wants to know how much something cost before they buy, but this question is not that simple when selecting a company to manage your home. Most companies are commission based, also called the split. Companies in Breckenridge take between 25% - 50% commission depending on the company and what services they offer.  The commission is only part of the question as most companies have complex and often undisclosed fee structures. These fees may include advertising, media, linen, credit card, maintenance...

FREE Lake Dillon Kayak Tour - A SkyRun Exclusive
As the summer ramped down, our family had the opportunity to participate in a SkyCard Summer Activity - a Kayaking Tour on Lake Dillon!  I made the reservation through Xplorie and the process was very simple.  Our Xplorie representative was friendly and patiently walked us through the entire reservation process explaining the types of tours, and days and times available.  We reserved a Sunday morning 1.5 Hour Family Tour.  That morning we arrived 15 minutes early to find parking, walk to the docks, sign-in, and get life jackets.  Having never kayaked before I was pleased the Guide did a quick tutorial on how to properly hold and row the oar.  Within minutes, all the families were happily loaded into double kayaks and we were off!   The Lake Dillon Kayak Tour Guide was wonderful - she made everyone feel comfortable and stopped frequently for the group to gather back together....

Summit hits record lodging rates for all seasons

Summit hits record lodging rates for all seasons
Both the summer and winter seasons are on-track to reach new highs, in Summit and across the western U.S. Thanks to a solid snow season, a relatively stable economy and a growing reputation, Summit broke records in lodging rates for the 2015-’16 ski season. According to statistics gathered by DestiMetrics , a Denver-based destination consulting service, Summit County saw a 1 percent increase in occupancy and an 8 percent increase in lodging rates, for total revenue growth of 9 percent. Compared with western U.S. resorts, Summit saw less occupancy growth, but more rate increases; the overall U.S. Mountain Market saw occupancy increase of 4.4 percent and rate increases of just under one percent. “Summit County gained more overall revenue,” DestiMetrics director of operations Ralf Garrison said. “But they did so largely by raising the price, not attracting more people.” With strong demand across the board, winter rates have traditionally been...
